Before applying the formula, it is important to remove all decorative items from the area and cover the plants and shrubs to protect from overspray.
- Wear protective gloves and old clothing.
- When spraying, use eye protection.
- Plan the application: for horizontal surfaces, work backwards so you do not walk on the surface being treated. For vertical surfaces, work from the bottom up.

Clean the Surface
First step in cleaning the surface with Thompson's® WaterSeal® Oxy Foaming Action Exterior Multi-Surface Cleaner is to saturate the area you want to clean.
Being that this product is a powdered formula, you need to mix six ounces (eight ounces for stubborn stains) of the powder with one gallon of hot tap water, until the crystals are dissolved.
- Use the solution within one hour of mixing.
Next, you apply the product with a plastic watering can, pump-up sprayer, brush, mop or roller, and allow it to sit on the surface for 5-10 minutes.
Once the formula is on the dirty surface, you will see the oxygenated foaming bubbles, which indicate the surface is being cleaned.
Scrub lightly with a stiff-bristle brush to remove all residue that does not immediately come up.
Next, rinse using a garden hose with maximum nozzle pressure or a pressure washer at 1200 PSI with a wide spray pattern. Tougher stains may require a second application.
- Avoid using the product in direct sunlight and excessive heat to avoid rapid drying. Do not allow the surface to dry. Re-apply as needed.
- The one-gallon solution treats approximately 200 square feet.
