Thompson's® WaterSeal® Oxy Foaming Action Exterior Multi-Surface Cleaner: Removes dirt, mildew, algae and fungus stains on a range of outdoor surfaces, including wood and composite decks, fences, concrete, masonry, brick, stucco, outdoor furniture, roofs, siding and some fabrics such as awnings and vinyl plastics. It is an effective, oxygen powered cleaner concentrate that is biodegradable and gentler than chlorine bleach-based formulas.

Approximate coverage
- Covers approximately 200 sq. ft. per gallon (3.78 liters) depending on the condition and porosity of the surface.
Directions for use
Before you begin
- A trial patch is recommended before starting. Test on an inconspicuous area before applying to entire surface.
- DO NOT MIX WITH ANY OTHER PRODUCTS, especially those containing chlorine or bleach (sodium hypochlorite)
- Remove all deck furniture and decorative items.
- Saturate the ground around plants and shrubs with fresh water prior to application. Then cover all plants and shrubs to protect them from overspray. Uncover promptly after use.
- Wear protective gloves and old clothing. When spraying, use eye protection.
- Plan the application: for horizontal surfaces, work backwards so that you do not walk on the surface being treated. For vertical surfaces, work from the bottom up.
- Exercise caution when working on wet surfaces.
Application
- Lightly wet surface prior to applying the formula.
- Thoroughly mix 3 caps full (6 oz) of Oxy Foaming Action with one gallon of (preferably) hot tap water. Mix until crystals are dissolved. Use 4 caps full (8 oz) for stubborn stains.
- Use solution within 1 hour of mixing.
- Apply with a watering can, pump-up sprayer, brush, mop, or roller.
- Wait 5-10 minutes and then scrub the surface with a stiff bristle brush to remove all residue that does not immediately come up. Avoid use in direct sunlight and excessive heat to avoid rapid drying. Do not allow surface to dry. Re-apply as needed.
- Thoroughly rinse the surface using a garden hose with maximum nozzle pressure or a pressure washer at 1200 psi with a wide spray pattern. Tougher stains may require a second application.
Clean Up
- Rinse equipment and brushes thoroughly with water.
Storage
- Store unused powder in original container, keep dry and away from combustible materials. Protect from freezing. Do not store below 32°F or above 104°F.
